Property prices rising in Dublin, falling nationally

The cost of Houses in Dublin has increased by 1.6% between July and September.

It is the first rise in 6 years according to the property website MyHome.ie

Despite the positive signs in the Dublin market both MyHome.ie and DAFT.ie say values are continuing to fall nationally.

The property sites have released price surveys today.

Daft puts says in the 3rd quarter there was a 3% drop.

While MyHome believes prices declined by 2.2% in Q3 which is an annual rate of decline of 14.3%.

The average asking price nationally is now €207,000 which MyHome says is down 50% from the peak

It also puts the average mix-adjusted property price in the capital at €240,000.

New properties continued to record a modest quarterly rate of decline in the quarter at 1.9% which is just up from the previous quarter when it was 1.2%.

The decline in second-hand property prices mirrors the overall figures slowing down to 2.1% from 3.2%.

Ronan Lyons is an economist with Daft.ie

He is highlighting that large variations still exist between certain areas around the country.
