A number of ads on property letting sites are warning potential tenants they are not permitted to work from home.

Several room vacancy posts in Dublin say that remote workers will not be considered for a room - with one post saying the practice 'won't suit the atmosphere' of the property.

Karl Deeter, CEO of onlineapplications.com, told Pat Kenny there may be good reasons why some places are not suitable for working from home.

"These are not properties that are for rent: these are rooms within a property.

"It's where you either have an existing tenant or an owner-occupier who's renting a room.

"When that happens you are not considered - in law - the same as a tenant when you rent out a regular house."

'Horror story of Irish property market'

He says even in a standard tenancy, the type of renter being sought is outlined.

"With the likes of Daft, even in their terms and conditions, it reminds people [to] indicate the type of tenancy you want, not the type of tenant.

"So in the same way that you can't say 'I would like white males between 25 and 40', you can't turn around and say to someone 'You can't work from home'.

"You could have a situation where someone, say, is a therapist and they're dealing with people who have very profound problems and they operate their practice from home.

"It would be inappropriate to have someone talking loudly on Zoom calls in the next room.

"Another one of the ads said 'You can't work from home because there's no desk space'.

"You might say 'Well, I'll work from the kitchen table' - but they're already working from the kitchen table'.

He says this is not what it seems on the surface.

"On the surface this actually looks like some yet again horror story of the Irish property market.

"But upon examination... it is not the situation that's being described.

"And... where this situation does arise, there may actually be sensible reasons for it - which aren't being examined".
