Rohan Holdings has started work on a new "ultra-modern" office building on the south-edge of Dublin 2. The 35,500 sq.ft. office building will be finished to a Grade A International standard.

With a shortage of vacant quality office spaces in the capital, the project will hope that businesses will be eager to occupy the new space.

Rohan paid close to €6.5m for the former McConnells Advertising headquarters - it was offered for sale by receivers acting for Ulster Bank, with the benefit of planning permission.

A short demolition programme will make way for the immediate construction of the new building, which will be located next to the Charlemont stop on the Luas green line.

The offices are expected to generate an annual rent of close to €1.8m.
