New data released by website Daft.ie sees property values continue to fall in the first quarter of 2013, albeit at the slowest rate since 2007. Despite these falling national averages, property in Dublin continues to rise in value. (See full report here)

But how do prices compare in Cork and Galway as well?  We looked at some of the current listings on the website and found the average isn't always representative of the actual asking price:

Three bedroom semi-detached

In the Daft.ie report, Galway City was the cheapest of the three locations. The asking price for a home in the city or its surrounding suburbs in this year’s first quarter averaged €130,264.

Today, sellers of a semi-detached property on Headford Road, just outside the city centre, are asking for €135,000.

The asking price for a three bedroom semi-detached house in Cork City and its suburbs is given as €145,444 in the Daft.ie report, with others falling above and below based on location and condition.

A semi-detached house with two bathrooms in Rochestown, for example, is asking for €225,000.

The report states that asking prices in Dublin county peak at an average of €343,143 in the South County and stand at €254,661 in the city centre area.

A semi-detached house in Leopardstown, to the south of the city centre, is currently listed on Daft.ie at €339,950.

Apartments

The report also encompasses the sale of residential apartments.

In Galway, the average asking price of a one-bed apartment is cited in the report as €56,144.

On Daft.ie this afternoon, however, all one-bed apartment sellers are asking for €100,000 or more, with one property in Salthill asking for €100,000 exactly.

In Cork City, potential buyers can expect an average apartment price of €74,911 based on the first three months of the year.

All currently listed residences are asking for higher than that, with one 580 square foot one-bed apartment in Rochestown being advertised with an asking price of €169,000.

Prices in Dublin range from €76,478 in the West of the county, to €157,079 in the South. The city centre averages at €116,575.

A city centre apartment near Christchurch is currently listed at €185,000, with a Mountjoy Square property significantly lower at €85,000.
