The average age of first time buyers continues to rise, and self-builds seem to be playing a key role in the market.

Kieran was joined on Thursday's edition of The Hard Shoulder by Marian Finnegan, Managing Director for Sherry Fitzgerald, and Tom Phillips, Managing Director of Tom Phillips and Associates, and adjunct professor of architecture and planning at UCD.

They discussed where the market is headed, and why so many people are being frozen out of it.
