Rents are up and accommodation is more scarce than ever.

A new report from property website Daft.ie warns rents are up 25% from their lowest point, while the supply of rental accommodation is more inadequate than ever.

You will still pay most in Dublin, but the biggest increases are actually being seen in Cork, Galway and Limerick.

On average, you can expect to pay €934 a month to rent a property.

Newstalk.com decided to take a conservative budget of €2,000 for a 2-bed property (which can be shared between four in some cases) to see just what your money will get you right now.

 Daft.ie showed average rents for Dublin

Dublin

Only 16 2-bed flats with a maximum rental price of €2,000 showed up for the whole of Dublin city.

They ranged from newly decorated with all mod cons to .... compact.

Flats

As with many of the 2-beds available to rent, the rooms in this flat are set up as double rooms, not twin rooms that can be shared

Flat 2, 15 Bow Bridge, Dublin 8 is on the market for €1,200 monthly, but could only fit couples or one person to a room.

Many of the ads are marked 'Professionals only' or 'No rental cheques accepted'. Some carry the tag 'Not suitable for families'.

There is also the difficulty of a one year minimum lease, which creates difficulties for students who might need to leave come next summer.

The owners of this 2-bed flat in Rathgar in Dublin have increased the rent by €150 to €1,350 a month

Apartments

Those in the market for an apartment will fair better. More than 500 properties are on the market in Dublin right now.

This 2-bed apartment in Goatstown in south Dublin is on the market for €1,800 monthly, but 'Professionals only' need apply

This 3-bed apartment on Earlsfort Terrace welcomes students. It can fit five students paying €150 a week, or at least €600 a month

Houses

There are currently 275 houses advertised in the €2,000 a month price bracket in Dublin.

€1,400 for this 3-bed house in Kilmainham, but you will need current work references

Galway

Only two flats at this price point in Galway; 54 apartments and 34 houses with two or more bedrooms.

Daft.ie says you should expect to pay €818 a month for the average property in Galway city.

In Cork city there are 111 properties available with two or more bedrooms to let for less than €2,000 per month. 

Elsewhere there are 223 properties to let in Waterford City at that price point.

And in Limerick, you will find 95 suitable properties.

Students have it worst 

The lack of rental accommodation is a problem that will particularly affect students.

President of UCD Students' Union Marcus O'Halloran cautions against the assumption that this is a 'Dublin' problem: "As a native of Cloneen, Co. Tipperary, I would be very vocal in reminding everyone that the accommodation crisis in the student market is affecting people from all over. The repercussions from this for students stretch the breadth of this country."

"Lack of affordable bed spaces in the capital for young people attending colleges impacts hardest on those based outside Dublin."
