House prices in Dublin were 13% higher last month than a year ago, while apartment prices are up by over a fifth.
Figures from the Central Statistics Office show that during the month of November, residential property prices went up by 0.6%.
Although residential prices have gone up again, the monthly increases are 1.8% lower than that recorded in October.
Prices in Dublin are now 13.8% higher than a year ago.
But residential property prices generally in the capital are almost 50% lower than at their peak in February 2007.
In the rest of the country residential property prices were unchanged in the month of November. This compares with an increase of 0.3% in November last year.
The CSO reveals that house prices in Dublin are 47.5% lower than at their highest level in early 2007, while apartments in the capital are 56.1% lower than they were in February 2007.
The index is based on mortgages drawn down, so does not include cash purchases - which are said to be strong.
